Final Building Completed at The Mill at Riverside

RIVERSIDE, N.J. - Kokes Properties has completed the final building at The Mill at Riverside, marking the conclusion of a multi-year redevelopment effort that has transformed the property into one of Riverside’s premier residential communities.
The newly completed building adds 64 luxury apartments to the existing community, bringing The Mill at Riverside to 190 total residences across a variety of thoughtfully designed apartment layouts. Residents have already begun moving into the final building.
The community features a mix of one and two bedroom floorplans, including townhome-style layouts, designed to meet a wide range of renter needs. Amenities include a 3,100-square-foot clubhouse with a package room, fitness center, flex space, and outdoor gathering areas, complete with BBQ grill.
“This is a very meaningful milestone for me and for our entire team,” said Michael J. Kokes, President of Kokes Properties. “I was first introduced to this project in 2016, and after purchasing the property in 2020, we remained committed to seeing it through to completion. To now see residents enjoying the community, the design, and the amenities we thoughtfully put together is extremely rewarding.”
The project was completed despite a challenging development environment, including the disruption caused by COVID-19 and broader capital markets volatility.
“This project required patience, persistence, and a long-term commitment to Riverside,” Kokes added. “We faced real challenges along the way, but our team stayed focused. I am proud of our resilience, and I believe the finished community is something both Kokes Properties and the Township can be proud of.”
The final building has already been well received by renters, with nearly 20% of the building pre-leased before the issuance of its Certificate of Occupancy. Kokes Properties expects leasing momentum to continue as the market enters the peak leasing season.
“The final building may be the strongest building in the community,” said Kokes. “We were able to take what we learned from the earlier phases and incorporate those lessons into the finished product.
